One contract with three names means that landlord takes full rental of the property, while the roommates figure out the rent distribution. For example, if the rental is $3500, small bedroom can be $1000 and biggest bedroom can be $1300. There will be a roommate agreement on paper to prevent disbutes. If someone does not pay, it is not the landlord’s responsibility and the remaining tenant still needs to pay the full rental somehow. The remaining tenant can dispute in small claim court for the non-paying tenant instead of it having anything to do with Ontario landlord tenant association.
